摘 要:随着中国城镇化进程的推进,医疗服务设施的需求逐渐扩大。医疗服务设施可达性反映了居民享受医疗服务的公平性,也在一定程度上影响城市住宅价格。本文以保定市为例,选取保定市19家一级及以上综合医院和586家小区数据,利用改进后的高斯两部移动搜索法计算居住区医疗服务设施可达性,并构建Hedonic模型。研究发现:①骑行可达性与住宅价格呈负相关,步行和车行可达性与住宅价格呈正相关;②骑行可达性的负相关说明在一定程度上医院对周边居住区会产生邻避效应,对住宅价格产生负面影响;③保定市三个等级医院相对集中于一环附近,周边小区及村庄的综合医疗设施稀缺,医疗资源分配不合理。With the advancement of China’s urbanization process,the demand for medical service facilities has gradually expanded.The accessibility of medical service facilities reflects the fairness of residents’access to medical services,and also affects the price of urban housing to a certain extent.This paper takes Baoding as an example,selects 19 first-level and above general hospitals and 586 communities in Baoding,uses the improved Gaussian twopart mobile search method to calculate the accessibility of medical service facilities in residential areas and builds a Hedonic model.The study found that:①Cycling accessibility is negatively correlated with residential prices,and walking and car accessibility are positively correlated with residential prices.②Cycling accessibility is negatively correlated,which shows that the hospital will have a neighborhood effect with surrounding residential areas,and will have a negative impact on housing prices.③Baoding’s three grade hospitals are relatively concentrated near the first ring,and the comprehensive medical facilities in surrounding communities and villages are scarce,and the allocation of medical resources is unreasonable.
