摘  要:城市轨道交通为人们带来便捷、舒适的同时,也增加了周边房地产的价格,科学分析轨道交通站点对周边房价的影响,对合理规划沿线房地产项目的开发和调整城市空间布局具有重大意义。本文以郑州市为研究对象,通过空间分析对郑州市地铁站与住房的POI数据进行整理,探析地铁站对周边住房的影响规律,以此为城市交通的合理规划及空间布局提供有益参考,也为房地产市场的健康发展提供有力借鉴。Urban rail transit not only brings convenience and comfort to people,but also increases the price of surrounding real estate.Scientific analysis of the impact of rail transit stations on surrounding house prices is of great significance to reasonably plan the development of real estate projects along the line and to adjust the urban spatial layout.Taking Zhengzhou as the research object,this paper arranges the POI data of Zhengzhou subway station and housing through spatial analysis,and analyzes the influence law of subway station on surrounding housing,so as to provide a useful reference for the rational planning and spatial layout of urban transportation,and also to provide a powerful reference for the healthy development of the real estate market.
