摘 要:房地产开发公司在拿地之前,多采用假设开发法进行土地价值评估。但现有的假设开发法评估理论,存在价值与成本计算过于粗糙和缺少策划思维的问题。为提高假设开发法评估结果的精确度,本文以假设开发法的土地价值评估过程为研究对象,基于房地产开发的角度,引入容积率、车位配比等规划参数,将房地产产品价值进一步细分为住宅,底商,公共配套设施,地下车库,地下储藏室等类型,通过对投入、产出的分类,对评估过程和模型进行优化,形成的计算模型能够实现对土地价值的精确评估。本文研究成果为房地产开发公司土地使用权获取提供了便利作用,具有积极作用。Before the real estate development company takes the land,it mostly adopts the hypothesis development method to evaluate the land value.However,the existing hypothesis development method evaluation theory has the problems of too rough value and cost calculation and lack of planning thinking.In order to improve the accuracy of the evaluation results,the article,based on the perspective of real estate development,introduce planning parameters such as floor area ratio and parking ratio,and subdivide the value of real estate products into residential,business,public facilities,underground garage,underground storage room,through the classification of input and output,optimize the evaluation process and formula.The final computational model can realize the rapid calculation of the evaluation results.The research results of this paper provide a convenient and positive role for real estate development companies to obtain land use right.
