公司治理对房地产企业开发绿色建筑影响研究

摘  要:为实现“碳达峰、碳中和”目标,房地产建筑业的节能减排和绿色建筑发展刻不容缓,虽然政府大力推广,但是企业内部积极性仍然不足。本文以2015-2020年中国47家上市房地产公司为研究样本,构建公司治理对房地产企业开发绿色建筑影响的多元回归模型。研究结果表明,相较于非国有房地产企业,国有房企更愿意积极开发绿色建筑;股权集中度、独立董事比例和董事会规模对房企开发绿色建筑具有积极影响,董事长与总经理两职兼任和高管持股比例会降低房企开发绿色建筑的规模。从公司治理角度出发,为提高房地产企业内部主动开发绿色建筑的积极性提供参考价值。In order to achieve the goal of"carbon peak,carbon neutral",the energy conservation and emission reduction of the real estate construction industry and the development of green buildings are urgent.Although the government vigorously promotes,the enterprise's internal enthusiasm is still insufficient.This paper takes 47 listed real estate companies in China from 2015 to 2020 as research samples to construct a multiple regression model of the impact of corporate governance on the development of green buildings by real estate enterprises.The results show that compared with non-state-owned real estate enterprises,state-owned real estate enterprises are more willing to actively develop green buildings.And the concentration of ownership,the proportion of independent directors and the scale of board of directors have a positive impact on the development of green buildings by real estate enterprises.The concurrent position of chairman and general manager and the shareholding ratio of senior executives will reduce the scale of green building development by real estate enterprises.From the perspective of corporate governance,it provides reference value for improving the initiative of real estate enterprises to develop green buildings.
