基于人口流动视域的广西商品住宅价格影响研究

摘　　要：人口流动一直是社会十分关注的话题,而近年来广西人口流动规模也日益扩大,对城市的住房需求也逐渐增大,商品房住宅价格更是人们关注的重点。以广西为例,基于广西14个城市2009~2019年面板数据,构建固定效应回归模型(FE)对人口流动与商品住宅价格关系进行了实证分析。结果发现:广西居民的流动性对商品住宅价格具有显著促进作用,即广西区内人口流动对提高商品住房的房价起到了推动作用;此外,柳州是广西唯一的人口流入城市,而玉林和贵港流出人口规模效应最大。基于此提出了建议:首先应加强对流动人口的关注;其次要完善住房保障体系;最后要落实国家政策,以进一步促使广西商品住宅市场稳健发展。In recent years, the scale of population flow in Guangxi has been growing day by day, and the demand for urban housing has been increasing. The price of commercial housing has been the focus of people’s attention. For the floating population, housing ownership is an important way for the floating population to settle down and enjoy equal social treatment. Based on the panel data of 14 cities in Guangxi from 2009 to 2019, this paper constructs a fixed effects regression model(FE) to analyze the relationship between population mobility and housing prices. The study found that the mobility of Guangxi residents significantly contributed to the increase in the price of commercial housing, that is, the mobility of people within the Guangxi region contributed to the increase in the price of commercial housing. Liuzhou is the only city with an influx of people. Yulin and Guigang have the biggest effect. At last, this paper puts forward the following suggestions: Firstly, more attention should be paid to the floating population;Secondly, the housing security system should be improved. Finally, the national policy should be implemented to promote the steady development of Guangxi commercial housing market.
