摘　　要：城镇老旧小区改造技术类型多样且应用复杂。受城市更新行动、老龄化社会、“双碳”目标、新冠疫情防控、对美好生活向往和科技革命等时代背景影响,老旧小区改造工作也更加复杂。如何使改造技术的选择更合理、改造效果让人民更满意等成为该项工作的关键。以系统论思维,从空间性、功能性和社会性三个维度梳理改造技术的应用需求,提出改造技术的应用复杂性、多元性和交叉性特征;结合改造对象全方位诊断和全流程评估,将数量众多改造技术提炼梳理为6大类40中类的技术集成优化清单。并总结技术集成应用的5大原则,最后提出规划引领全流程技术参与、持续创新技术筛选和系统集成方法、搭建综合技术服务平台和建立长效动态评估机制等系统实施路径。旨在引导老旧小区改造综合技术应用能更快效率、更高质量,为城市更新行动提供借鉴。The reconstruction technology of old community in cities and towns is diverse and complicated. Under the background of urban renewal, aging society, "dual carbon" target, COVID-19 prevention and control, yearning for a better life and technological revolution, the renovation of old residential areas has become more complicated. How to make the choice of transformation technology more reasonable and the transformation effect to make people more satisfied has become the key of this work. Based on system theory, the application demand of transformation technology is sorted out from three dimensions of spatial, functional and social, and the application complexity, diversity and cross characteristics of transformation technology are put forward. Combined with the comprehensive diagnosis of the transformation object and the system evaluation of the whole process, a large number of transformation technologies are refined and sorted into 6 categories and 40 categories of integrated optimization list guidance. On the basis of summarizing the five principles of integrated application of comprehensive transformation technology, the implementation paths of integrated application such as planning leading the whole process of technology participation, continuous innovation of technology screening and system integration methods, building comprehensive technology service platform and establishing long-term dynamic evaluation mechanism are put forward. The purpose is to guide the application of comprehensive technology in the reconstruction of old community to be faster, more efficient and of higher quality, and to provide reference for urban renewal actions.
