北京市住宅租金影响因素空间分异研究

摘　　要：住房租赁市场的健康发展事关居民生活福祉,是住房制度改革的重点内容。以北京市为例,利用GWR模型对住宅租金的空间分异特征和差异化影响因素进行分析。研究发现:(1)北京住宅租金呈现中心-外围梯度递减和北高南低的空间结构特征,同时存在局部高值和低值集中区;(2)中心区位优势、公共交通便捷性,以及商业、教育、游憩等邻里环境的质量与可达性对住宅租金产生显著的积极影响;(3)各因素对租金的影响作用都存在较大的空间分异,中心区位条件与就业机会分布叠加对住宅租金产生影响,地铁分布的积极影响突出体现于郊区,邻里环境的影响在局部生活圈内呈现强空间依赖性。最后从资源均衡布局和人群需求的角度探讨了实证结果的规划意义。The healthy development of the housing rental market is strongly related to residents'happiness and is the key content of the housing system reform.Taking Beijing as an example,this paper analyzes the spatial differentiation characteristics and different influencing factors of residential rent based on GWR model.The results show as follows.(1)The spatial pattern of residential rent in Beijing has general characteristics of core-periphery gradient decreasing and high in the north and low in the south.There are also local high-value and low-value concentration areas.(2)The advantages of central location,the convenience of public transportation,and the quality,accessibility of theneighborhood conditions such as commerce,education,and leisure have a significant positive impact on residential rent.(3)The effects of various factors on rent vary greatly in space.The superposition of central location and employment opportunity distribution has an impact on residential rent,in which the positive impact of subway distribution is highlighted in the suburbs,and the influence of neighborhood condition shows strong spatial dependence in a small-scale life circle.Finally,the paper discusses the planning implications of the empirical results from the perspective of the balanced distribution of resources and the public demands.
