摘 要:以长沙市六大主城区作为研究区域,基于研究区2 657个住宅价格数据,通过最近邻分析、空间自相关分析及克里金插值等方法,对长沙市住宅及价格的空间分布进行了分析,同时探究了两类因素对长沙市住宅价格的影响。结果表明:(1)长沙市住宅及住宅价格的空间分布均表现有显著的聚集特征,且住宅价格的分布呈由高到低、由市中心向四周扩散的特征,其中望城区由于距离市中心较远所以住宅价格相对于其他5大城区要低很多,而开福区、岳麓区、天心区的房价略高于长沙市区住宅平均价格;(2)通过分析住宅价格的影响因素得出小学对房价有着一定的影响,在一定距离范围内,越靠近小学的地区住宅的价格一般会偏高。Taking the six main urban areas of Changsha as the research area.Based on the 2657 housing price data in the research area,this paper analyzes the spatial distribution of housing and price in Changsha through the methods of nearest neighbor analysis,spatial autocorrelation analysis and Kriging interpolation,and explores the impact of two types of factors on housing price in Changsha.The results show that:①The spatial distribution of housing and housing price in Changsha shows significant aggregation characteristics,and the distribution of housing price shows the characteristics of high to low and diffusion from the city center to the surrounding.Among them,the housing price in Wangcheng district is much lower than that in other five major urban areas because it is far away from the city center,while the house price in Kaifu District,Yuelu District and Tianxin District is slightly higher than the average house price in Changsha;②By analyzing the influencing factors of housing price,it is concluded that schools have a certain impact on housing price.Within a certain distance,the closer to schools,the higher the housing price will generally be.
