摘  要:文章旨在找出新加坡私人住宅物业费用的决定性因素,以及物业费用与住房价格的关系。研究结果表明:位于城市中心区域的私人住宅小区的物业费较高,小区的房龄、住房面积和总户数也是影响物业费的重要因素。但是,物业费的高低与住房距离公园、医院、地铁站、高速公路的远近无关,与是否是绿色建筑和永久产权无关。文章建立了物业费与房价之间的正相关关系,为政府制定有关建筑维护的长期政策提供了新的指引,也为业主维护住房建筑结构以及社区环境提供了新的思路,推动土地的可持续利用。This paper aims to find out the determinants of the maintenance fees(MF)and the relationship between MF and housing price in Singapore's Private Condominiums(PC).It finds that PC which are located in the central regions command higher MF.In addition,the age,unit size and total units in the PC are also important to MF.However,the MF has no concern with the distance of the house from parks,hospitals,highways,and whether it is a green building or a freehold property.The study establishes a positive relationship between MF and housing prices.The results provide new knowledge for the government to formulate long-term policy on building maintenance,and provide understandings for the homeowners to better maintain building structure and neighborhood environment,thus realizing sustainable land use.
