摘 要:基于郑州市城镇居民调查数据,采用有序Logit模型,测度城镇居民对住房租赁市场的满意度,并对其影响因素进行分析。研究发现,半数以上居民对住房租赁市场满意度的评价为一般满意;政府监管、租户权益保障、租赁关系稳定性、中介服务是否规范是影响居民住房租赁市场满意度评价的重要指标;此外,房租水平也对居民住房租赁市场满意度评价有显著影响,尤其是对无户籍群体、租房群体。并据此提出相应建议。Based on the survey data of urban residents in Zhengzhou City,an ordered Logit model is used to measure the satisfaction of urban residents with the housing rental market and analyze its influencing factors.Research has found that over half of residents’satisfaction with the housing rental market is generally satisfactory;government regulation,tenant rights protection,stability of leasing relationships,and whether intermediary services are standardized are important indicators that affect the evaluation of residents’satisfaction with the housing rental market;In addition,the level of rent also has a significant impact on the evaluation of residents’satisfaction with the housing rental market,especially for the group without registered residence and the group renting houses.And based on this,corresponding suggestions are proposed.
