摘 要:今年房地产市场形势差于去年,房价持续下降,商品住宅销售面积相比高峰时期下降约30%,商品住宅新开工面积相比高峰时期下降约60%,大型民营房企多数出现债务违约。中央指出房地产市场供求关系发生重大变化,要适时调整优化房地产政策,政策应对包括更加积极的财政政策,实施“三大工程”“保交楼”工程,优化限购、限售等行业调控政策,加大对房屋销售端和房企的金融支持,助力防风险稳增长。This year,the real estate market is facing a worse situation than last year,as house prices continue to decline,and the sales area of commodity housing has decreased by around 30% compared with the peak period while the newly started area of commodity housing has decreased by around 60% compared to the peak period.Most large private real estate enterprises are experiencing debt defaults.The Central Government has pointed out that there has been a significant change in the supply-demand relationship within the real estate market.In response,timely adjustments and optimization of real estate policies are needed.Specifically,the policies should include more proactive fiscal policies,the implementation of"three major projects"and the"guaranteed delivery"project.Optimizing industry regulatory policies,such as purchase restrictions and sales restrictions are highly recommended.Increasing financial support for housing sales and real estate enterprises is also necessary to assist in risk prevention and stabilize growth.
