摘 要:以重庆市主城区城市更新为研究对象,采用特征价格模型和双重差分模型结合的方法,从房价和租金的二元视角分析了城市更新的外部经济效应,并对比包括更新方式、投资规模及区位条件等项目特征下其外部效应的异质性。结果显示:(1)城市更新对周边地区产生了显著的负外部经济效应,对距离项目不同范围内的房价和租金产生的影响不同;(2)获取投资额较少、所处区位条件较差的城市更新项目产生的负面影响更小;(3)不同改造类型的城市更新项目产生负外部经济效应的大小和范围存在差异,保护修缮类项目的负面影响随投资额和区位条件的提高而增加,拆旧建新类项目所处区位条件改善导致周边房价的加速下降,改造提升类项目不受投资额和区位条件的影响。Taking the urban regeneration projects in the central district area of Chongqing as the research object, this paper aims to evaluate the external economic effects of urban regeneration from the perspective of housing price and rent. The diverse project characteristics, including regeneration approaches, investment scale and location, are also taken into account to analysis the heterogeneity of external economic effects. The research employs the combination of a staggered difference-in-difference method and hedonic price model. The results show that:(1) the overall external economic effects are significantly negative and heterogenous within different ranges.(2) Less investment or worse project location relates to less negative effects.(3) There are differences in external economic effects among the three types of urban regeneration projects. For conservation and restoration projects, the negative effects increase with the improvement of investment scale and location. The housing price in surrounding areas falls more sharply when redevelopment project location is better. The external economic effects of improvement projects are not affected by investment scale and location of projects.
