摘 要:传统测量在异形建筑房产测量中存在难以直观反映其整体空间特征及属性的缺点,在对不规则、非标准几何建筑物进行房产面积量算也暴露了很多不足。本文以南通大剧院为例,提出了以三维激光扫描技术与无人机倾斜航空摄影技术相结合,形成空地一体化建模技术对异性建筑物进行房产测量和面积量算。结果表明,该方法不仅能够全面反映异形建筑室内外的空间形态,也能够精准量算房产面积,经检验符合房产测量精度要求,满足规划审批的需要。Traditional survey fails to intuitively reflect the overall spatial characteristics and attributes of irregular buildings.It also exposes many shortcomings in surveying the area of irregular and non-standard geometric buildings.This article took Nantong Grand Theater as an example and proposed a combination of three-dimensional(3D)laser scanning technology and unmanned aerial vehicle(UAV)oblique aerial photography technology,so as to form an integrated modeling technology for real property and area survey of irregular buildings.The results show that this method can not only comprehensively reflect the indoor and outdoor spatial form of irregular buildings but also accurately survey the area of real estate.After inspection,it meets both the accuracy requirements of the real property survey and the needs of planning approval.
