摘 要:房地产估价是一个比较复杂的领域,在其中涉及到房地价值等各种利益关系,而房地价值是影响房地产价格最重要的因素之一。如何在房地产估价过程中合理地分配房地价值成为一个难点。由于房地产评估行业存在着各种不确定因素与不可预测性,在实践中,经常会出现房地价值可能因为分配不合理而出现价格异常的情况,因此,在实务中常常会出现估价报告和实际市场价格不符的情况。本文将以实例分析来介绍房地价值分配问题。Real estate appraisal is a relatively complex field,which involves various interests such as real estate value,and real estate value is one of the most important factors affecting real estate price.How to reasonably allocate the real estate value in the process of real estate appraisal has become a difficult point.Due to various uncertainties and unpredictability in the real estate appraisal industry,in practice,the real estate value may be abnormal due to unreasonable distribution.Therefore,in practice,the appraisal report is often inconsistent with the actual market price.This paper will introduce the problem of real estate value distribution by case analysis.
