摘　　要：小松涛巷地处南京老城核心区居住类地段,因低质高密的房屋、功能设施的缺漏和诸多安全隐患等问题,街区的价值逐渐沉没于人口密集的衰败环境中。其错综复杂的产权关系与不同利益群体的诉求差异,使其保护再生与物质空间更新具有一定的复杂性与代表性。在该地块的精细化城市更新实践中,建筑师关注历史地段社区更新的方法性、过程性与参与性,承担了研究者、设计者、参与者和协调者的多重角色作用。本文旨在提出自上而下的控制性引导策略,并有效兼容自下而上的多样性和动态化的实操方法,从而为后续城市居住类地段的更新提供参考。Xiao Songtao Lane is located in the core area of Nanjing's old town.Its low-quality and high-density housing,facilities lack and safety hazards have made the value of the neighborhood gradually disappear into the densely populated and decaying environment.The complicated property relations and the different demands of different interest groups make its protection,regeneration and physical space renewal complex and representative.In the practice of refined urban community regeneration of this site,architects pay attention to the methodology,process and participatory of this historical residential lot,and assume the multiple roles of researcher,designer,participant and coordinator.The aim of this paper is to propose a top-down controlled guiding strategies and effective practical methods with bottom-up diverse and dynamic,providing a reference for regeneration of subsequent urban residential lots.
