摘 要:当前我国正处于快速老龄化阶段,如何解决老年群体的养老资金问题,满足其养老需求,成为亟待解决的社会问题。住房反向抵押贷款通过盘活老年人自有住房,实现住房资产与流动资产之间的相互转换,成为老年群体收入的重要补充渠道。当前美国住房反向抵押贷款市场发展最为成熟、规模最大。本文深入分析了美国住房反向抵押贷款的发展历程和主要特点,并结合我国住房反向抵押养老保险的现状,提出了相应的政策建议。At present,China is in the stage of rapid aging,how to solve the problem of pension funds for the elderly and meet their needs for pension has become an urgent social problem.Housing reverse mortgage can realize the mutual conversion between housing assets and current assets by revitalizing the elderly's own housing,and become an important supplementary channel for the income of the elderly group.At present,the housing reverse mortgage market in the United States is the most mature and largest.This paper deeply analyzes the development process and main characteristics of the housing reverse mortgage loan in the United States,and combines the current situation of the housing reverse mortgage pension insurance in China,and puts forward corresponding policy suggestions.
