摘 要:碳达峰与碳中和是可持续发展和人类代际公平的战略选择。在此背景下,建筑产品价值最大化的基本路径就是修复产品不合理的“功能”与“成本”的对比关系,使得“功能”与“成本”匹配。在全寿命周期成本的框架下,厂商必须更多关注其生产成本之外的顾客实现产品价值的付出——“墙外成本”。建筑产品作为社会高能耗产品,其价值提升的有效路径是节能。通过建筑方案措施或建筑新技术措施可以在不增加或少增加生产成本的情况下,在微观层面使得顾客效用增加和“墙外成本”节约,在宏观层面实现建筑产品的节能减排,带来顾客效用增量,从而实现建筑产品价值最大化。Peak carbon and carbon neutrality are strategic choices for sustainable development and human intergenerational equity.based on value theory,the basic approach for construction products to achieve value maximization is to recover and make up the comparison between irrational“function”and cost of the products,so as to match“functions”with“cost”.Under the framework of Life Cycle Total Cost,manufactures and suppliers shall pay more attention to clients’payment for achieving product value besides their production cost,which is called as“Off-wall Cost”.Construction products are high energy-consumption products,while energy saving is an effective approach for those products to improve their value.Proper construction proposals or new construction measures could help achieve the goal that,with equal or slightly higher production cost,clients will possess more utilization and less“Off-wall Cost”from micro level,and construction products will achieve energy conservation and emission reduction from macro level,client’s utilization will increased,so as to achieve value maximization of construction products.
