摘 要:新时代房地产估价要积极应对房地产市场供求关系新变化,引导房地产市场价格理性回归其价值,助力政府房地产市场治理,加快构建房地产发展新模式。本文立足房地产估价实践,发现由于对房地产商品属性及价值价格认识模糊,导致一些学者认为房地产估价行为即是房地产价格评估,估价结果是估价对象在相应估价目的条件下的房地产价格,其中存在诸多认识误区;通过估价视角辨析房地产商品属性及价值价格,有助于人们准确认识房地产评估行为。房地产估价专业技术人员“识货“”识价”是提供专业房地产估价的前提与基石。房地产估价本质是评估房地产经济价值。要正确认识房地产估价结果与估价对象实际成交价格的关系,以及估价对房地产市场价格理性回归其价值的引导作用,以期为我国房地产市场的健康发展提供理论支撑。In the new era,real estate valuation must actively respond to the new changes in the supply and demand relationship within the real estate market,guide market prices back to a rational level in line with their value,assist the government in managing the real estate market,and accelerate the establishment of a new model for real estate development.Based on the practice of real estate valuation,this article identifies that a blurred understanding of the commodity attributes and value pricing of real estate has led some scholars to mistakenly equate real estate valuation with price assessment,erroneously believing that the valuation result reflects the property price under specific valuation purposes,which involves numerous misconceptions.By analyzing real estate commodity attributes and value pricing from a valuation perspective,we can help individuals accurately recognize the nature of real estate assessment activities.The ability of real estate valuation professionals to“identify goods”and“determine prices”forms the foundation of providing professional real estate valuation services.The essence of real estate valuation is to assess the economic value of real estate.It is crucial to correctly understand the relationship between the valuation results and the actual transaction price of the property,as well as the guiding role of valuation in steering market prices back to their rational value,in order to provide theoretical support for the healthy development of China's real estate market.
