摘  要:房产测绘中共有建筑面积的分摊是最基本、最重要也是最为复杂的问题。本文以《房产测量规范》为依据,结合实际工作,对不同分摊关系对各类型房屋建筑面积的影响和合理性进行了探讨。结果表明,对于不同类型的建筑,尤其是大型、复杂的综合性建筑,不可采用“一刀切”的分摊思路,将不为其服务的共有建筑分摊到其功能区,出现不合理的分摊现象。进行房产测量时必须综合考虑房屋的实际情况,做到房屋功能区划分准确、共有建筑面积分摊得合理合法,才能得到最佳的房屋分户建筑面积测算结果,保障利益相关者的权益。The apportionment of the mutual building area in real estate surveying and mapping is the most basic,important and complex issue.Based on the specification for real estate survey and combined with practical work,this paper discusses the influence and rationality of different apportionment relationships on the building area of various types of houses.The results show that it is not allowed to adopt the one-size-fits-all apportionment idea to apportion the shared buildings which do not serve them to their functional areas for different types of buildings,especially for large and complex comprehensive buildings,resulting in unreasonable apportionment.In real estate survey,the actual situation of the house must be comprehensively considered,and the division of the functional area of the house must be accurate,and the apportionment of the mutual building area must be reasonable and lawful.Only in this way the best measurement results of the building area of the house can be obtained,and the rights and interests of stakeholders be protected.
