摘  要:城市住宅用地价格对产业升级影响主要取决于城市工资水平和地方财政收入对住宅用地价格上涨的反应。通过对282个地级及以上城市2008—2021年数据进行的实证研究发现,住宅用地价格对产业升级的影响呈倒“U”型特征,这种特征是由工资水平与产业升级的倒“U”型关系以及住宅用地价格与地方政府财政收入的倒“U”型关系决定的。城市商业魅力越大、非贸易品行业份额越大,住宅用地价格对产业升级影响倒“U”型的临界水平就越高。此外,城市住宅用地价格与GDP的比率对城市产业升级、城市之间住宅用地价格比率对产业协同升级的影响都呈现倒“U”型特征。研究结论可为我国健全与完善建设用地出让制度、加快发展新质生产力、促进经济高质量发展提供参考与启示。The impact of urban residential land price on industrial upgrading mainly depends on the response of wage and local government financial revenue to the rise of residential land price.Through the empirical study on the data of 282 cities at the prefecture level and above from 2008 to 2021,it is found that the impact of residential land price on industrial upgrading presents an inverted U-shaped feature,which is determined by the inverted U shaped relationship between wage level and industrial upgrading and the inverted U-shaped relationship between residential land price and local government financial revenue.At the same time,it is also found that the critical point of the influence of residential land price on industrial upgrading is different among cities.The greater the commercial charm of a city and the larger the share of non-tradable goods industry,the higher the critical level of the influence of residential land price on industrial upgrading is.In addition,the influence of the ratio of urban resi‐dential land price to GDP on industrial upgrading and the ratio of residential land price between cities on industri‐al collaborative upgrading are inverted U-shaped.The analysis of this paper not only provides reference and en‐lightenment for our country to improve and perfect the system of transferring construction land,but also has en‐lightenment significance to the development of new productive forces and the high-quality development of economy.
