摘　　要：随着城市化进程的快速发展,老旧小区的供热问题逐渐成为城市管理的一大挑战,尤其是在冬季极端寒冷的天气条件下,室内温度常常低于18℃,引发居民不满和投诉,对供热公司的运营造成压力。以北京市某典型老旧小区为研究对象,通过实地调研,深入分析了导致室温不达标的根本原因。研究提出了一套综合解决方案,包括二次管网改造、智慧供热系统的引入、外墙保温措施、物业服务合作以及提高用户参与度等。这些措施的实施旨在提升供热系统的整体性能,优化工单处理流程,并最终实现居民室内温度的显著提升和供热服务质量的改进。研究结果表明,这些综合措施能够有效减少工单数量,提高居民的热舒适度,为解决类似老旧小区的供热问题提供了有价值的参考。With the rapid development of urbanization,the heating problem in old residential areas has gradually become a major challenge for urban management,especially in extremely cold winter weather conditions where indoor temperatures often drop below 18℃,causing dissatisfaction and complaints from residents and putting pressure on the operation of heating companies.This study takes a typical old residential area in Beijing as the research object,and through field research,deeply analyzes the fundamental reasons for the non-compliance of room temperature.A comprehensive solution has been proposed,including secondary pipeline network renovation,introduction of smart heating system,external wall insulation measures,property service cooperation,and increasing user participation.The implementation of these measures aims to improve the overall performance of the heating system,optimize the work order processing flow,and ultimately achieve a significant increase in indoor temperature for residents and an improvement in the quality of heating services.The research results indicate that these comprehensive measures can effectively reduce the number of work orders,improve residents'thermal comfort,and provide valuable reference for solving heating problems similar to old residential areas.
