基于扎根理论的住房空置率影响因素研究——以河南六县域为例

摘　　要：通过调查问卷、深度访谈等方式对河南省六县域的多小区房屋住宅进行调研,得出居民住宅空置率的影响因素。基于调研,运用扎根理论,构建开放式、主轴式和选择式三级编码,从而归纳出三个核心范畴并得到一条实现路径,针对性分析河南省六个县城的空置率,剖析其中原因。研究发现从基础生活配套设施条件到交通出行中介条件进而到社区环境的更高追求,通过形成一条完整的路径影响样本区域的住房市场空置率。研究结论弥补了县域住房市场空置率的研究不足,同时也针对性提出降低空置率的建议。Through questionnaire,in-depth interview and other means of multi-community housing investigation in six counties of Henan Province,the vacancy rate of residential housing is obtained.Based on the influencing factors of the investigation,the grounded theory is used to construct three-level coding of open,spindle and choice,so as to conclude three core categories and get a realization path,analyze the vacancy rate of six counties in Henan Province and analyze the reasons.The study found that from the basic living facilities to the traffic conditions and then to the higher pursuit of community environment,through the formation of a complete path to affect the housing market vacancy rate of the sample area.The research conclusion makes up for the lack of research on the vacancy rate of the county housing market,and also puts forward targeted suggestions to reduce the vacancy rate.
