摘 要:在我国房地产市场供求关系发生重大变化的形势下,房地产企业过去采用的“三高”经营模式难以为继,必须探寻新的模式以实现战略转型。他山之石,可以攻玉,发达国家,如美国和日本的一些房地产企业能够跨越多个市场变化周期而屹立不倒,其经营模式与公司战略有可借鉴之处。本文分别对多个美国和日本的房地产企业的总体经营情况进行定量研究,并选取头部房地产企业进行具体分析,提出中国房地产企业可借鉴的转型之道。Under the shifting dynamics of supply and demand in China’s real estate market,the traditional“three-high”model(high leverage,high debt,high turnover)employed by real estate companies has become unsustainable,necessitating the exploration of new development models to achieve strategic transformation.The business patterns and corporate strategies of real estate companies in developed countries,such as the United States and Japan,which have successfully navigated multiple market cycles,offer valuable insights for addressing these challenges.This paper conducts a quantitative analysis of the overall operational performance of real estate companies in the U.S.and Japan and further examines leading companies to identify key strategies.Based on this analysis,the study proposes actionable transformation pathways that Chinese real estate companies can adopt to achieve sustainable development.
