摘 要:房地产行业在我国经济中占据重要地位,由于该行业具有强带动力、高关联度的特点,所以房地产行业的发展也影响着建筑业、家电业、服务业等行业的发展。但近年来,国家对房地产行业提出“限购限贷”“房住不炒”等宏观调控政策,使得房地产行业在这双重的压力下财务风险明显加大。所以,关注房地产行业存在的财务风险并及时采取合适的控制措施非常必要。文章选择GM房地产集团股份有限公司(以下简称“GM地产”)作为研究对象,在对财务风险相关理论进行了解和整理的基础上对GM地产可能出现的财务风险问题展开分析,旨在识别和评价该企业的财务风险,并提出相应的控制建议。The real estate industry plays an important role in China's economy.As it has strong driving force and high interdependence,the development of the real estate industry also affects the development of the construction,home appliance industry,and service industry,and the like.However,in recent years,the state has put forward macro-control policies such as"limit purchasing and limit lending"and"housing is not for speculation"for the real estate industry,which can lead to a significant increase in the company's financial risks under the double pressure of these policies.Therefore,it is very necessary to pay attention to the financial risks in the real estate industry and take appropriate control measures in time.This paper selects GM Real Estate Group Co.,Ltd.(hereinafter referred to as"GM Real Estate")as the research object,and on the basis of understanding and sorting out the relevant theories of financial risk,it analyzes the possible financial risks of GM Real Estate,aiming to identify and evaluate the financial risks of the company and put forward corresponding control suggestions.
