划拨土地使用权市场化的有效性分析

摘　　要：本文从我国原有土地制度的弊端出发,提出改革的必要性;然后从分析城市土地使用权现状出发,提出划拨土地使用权市场化的两条路径,运用制度经济学中的"参与约束"和"激励相容约束"两个条件,结合博弈理论,对这两条路径进行有效性分析,并提出优化的建议。Beginning with the abuse of the former land system, this paper brings forward the necessity of reform; Based on the analysis of the current situation of the land-use right, the paper put forwards two ways of the marketlization of allotted land-use right; Adopting the two restriction terms-participation restraint and incentive compatibility restraint of institutional economics, combined with the game theory, the paper analyses the validity of the two ways and proposes the optimized suggestions.
