摘　　要：美国房地产证券化创新的发展表明,房地产证券化创新有力地推动了房地产市场与资本市场有机结合,从而对房地产业、资本市场乃至整个社会经济的发展都产生了积极而深远的影响。This paper is an analysis and clarification of impact of ABS in real estate on US economy. As reflected, this development has a positive impact on property, capital market and even the whole economy. Its greatest enlightenment is that the development will eventually lead to the integration of real estate market and capital market. In this regard, American experience is enlightening to the present day China.
