摘 要:太平桥地区及新天地(以下简称本项目)的开发,是20世纪上海旧城改造的里程碑:它带动了周围街区房地产的发展,提供了数万个就业机会,并使上海里弄生活形态所带来新的商业模式得以再生。本项目的商业价值无疑地受到了政府及群众的肯定,但它也模糊了保护规划的焦点;作者尝试从保护法规的角度检讨太平桥地区及新天地开发案的保护成果,区隔开发项目的商业价值与保护价值,并对日后风貌保护区的开发提出一些建设性的建议。The development of Taipingqiao Area and Xintiandi (here and after refer to The project)was a milestone of old town restoration during Shanghai's rapidly evolving redevelopment movement in 20th Century. The project has initiated the rea estate development of neighborhood area provided millions of job opportunities, and created new business model derived from the renewal of Shanghai Li Long life style. It is beyond doubt that its commercial contribution was appreciated, but it's accomplishment in carry out the conservation legislation was vague. The intention of this article is trying to differentiate the commercial contribution and conservation value of a project, and seeking for constructive recommendation for future projects fall in to the similar case.
