摘　　要：文章以哈尔滨市市区普通商品住宅为研究对象,利用哈尔滨市1996—2006年的数据,从房地产价格形成机制出发,运用计量经济学的理论,通过Eviews软件建立哈尔滨市商品住宅价格的计量经济模型,分析了各主要影响因素对房地产价格的影响方向、影响程度和作用方式,为政府、开发商、居民提供重要的决策支持,对于制定有效的宏观调控政策具有重要的意义。This paper takes common commercial housing in Harbin as study object, uses the datum of 1996 - 2006, establishes econometric model of commercial housing price in Harbin by adopting the theory of econometric model and Eviews software, from the form mechanism of Real Estate price and gets the main factors influencing the change of commercial housing price in Harbin. The paper analyzes direction, degree and manner of each influencing factor to real estate price in order to supply important decision support for the government, developer and residenter, which is of significance to constitute effective macro-economic control policy.
