城镇土地定级估价中障碍物的空间影响分析--以河北省青县为例

摘　　要：在城镇土地定级估价中,障碍物对定级因素的扩散和地价差异的分布均存在着不容忽视的影响。以河北省青县城区为例,运用GIS空间分析功能,着重探讨障碍物对定级因素空间扩散和地价空间分布特征的影响。结果表明,障碍物是形成青县城区土地级别和地价差异的一个重要因素,同时也是加强城市空间网络格局联系,促进城市土地合理、高效、集约利用的重要途径。The blocks had an importance effect on the grade factor diffusion, and the distribution of land price in urban land gradation and estimarion. With the application of spatial analytic function of GIS, this paper took Qingxian County for example to put more attention to investigate the influence of blocks on the spatial distribation of grading fairs, and the distribution characteristics of hnd price.The results showed that the hlocks were important factors which affected the land grade and the diferenee of land price, as well as an important way to reinforce the connection of urban spatial network pattern and enhance reasonable,intensive and efficient utilization of urban land.
