摘　　要：通过建立重庆市房价与地价的结构方程模型,构建以政策因素、区位因素、规划因素作为指标变量,宏观因素、微观因素作为潜变量的动态关系模型,讨论了模型的特点、建模方法与步骤,模型评价与修正等,得到房价地价动态关系模型方程组。探索了一种建立多个因变量之间关系的模型方法,对建立影响因素复杂、因素之间关系难以确定的情况提供了一种比较好的解决方案。This paper builds a dynamic model based on the structural equation model （SEM） of the house price and land price of Chongqing. The index variables are policy factor, district factor, and planning factor. The potential variables are macro-factor and micro-factor. It discusses the characteristics, modeling method, steps, evaluation and correction of dynamic equations, and obtainds the equations of the dynamic model. The authors research a modeling method to build the relationship among multi variables. SEM is a good method to estimate the complex factors and the relationship among factors.
