摘 要:应用住宅特征价格法,选取南京市2011年9月份住宅小区均价作为因变量,选取8个影响住宅价格的因素并量化作为自变量,进行地理加权回归(GWR).与传统的OLS估计相比较,GWR模型具有更好的拟合优度,同时得出具有显著性的各因素对住宅价格的影响在空间分布上是有差异的,并揭示了这种差异的特点.Applying housing feature pricing theory, the housing estate's average price in Nanjing was selected as a dependent variable in Sep. 2011 ,and 8 factors affecting housing prices as an independent varia- ble is quantized. Then geographically weighted regression was processed. Compared with the traditional OLS estimation, GWR model has a better fit. At the same time, it has been found that all significant fac- tors influencing housing prices in the spatial distribution are different and the characteristics of this differ- ence are revealed.
