不同类型农村居民点用地规模研究

摘　　要：为了合理确定城乡建设用地增减挂钩安置区规模,促进农村居民点用地整治工作的顺利开展,探讨了农村居民点用地的标准及规模。通过采用K-Means Cluster聚类分析法,研究农户的从业分类,从而研究该比例农户的农村居民点规模。结果表明：（1）农户通过聚类可以分为4类：纯农业型、农业多样化型、务工型和农工兼具型;（2）宅基地根据其功能可以分为生活用地及生产用地;（3）根据农户性质及宅基地功能对各农户宅基地标准进行讨论,再根据各类型农户占总户数的比例对居民点进行分类并确定合适的居住建筑用地比例,最终得出纯农业型、农业多样化型、务工型以及农工兼具型农户的农村居民点用地标准分别为人均71~82 m2、75~89 m2、63~69 m2、68~75 m2。结合各类型农户的人口状况,最后得出研究区农村居民点规模为5.5~6.2 hm2。研究结果对于研究区同类型区域进行农村土地整治规划工作具有一定的借鉴作用。In order to obtain reasonably the scale of increase or decrease hook the relocation areas and promote the smooth development of rural residential land remediation work, the author discussed the standard and scale of rural residential land. This paper researched the farmers type by using the K-Means Cluster clustering analysis, thus studied the rural settlements scale of the proportion of farmers. This paper could be concluded as： households were divided into agricultural type, multi-agricultural type, labor type and semi-farming type according to the clustering analysis. The housing land was divided into living space and productive space by its function. According to the farmers nature and homestead functions discussed by farmers homestead standard. The classification of rural settlements according to the ratio of total households number and the determination of appropriate residential building area ratio were confirmed. Results showed that, the rural settlements of per person were 71-82 m2, 75-89 m2, 63-69 ms, 68-75 m2 respectively. This paper finally obtained that the rural residential of study area was 5.5 hm2 to 6.2 hm2 combining with the demographic situation. This research provided a reference for rural land reclamation plan.
