摘 要:基于住房市场多方博弈的视角,讨论了中国商品房与保障房的互动关系及内在机理。研究结果表明:在不同住房市场状况下各利益主体存在不同的博弈均衡;商品房与保障房之间存在"价格引致"、"存量过滤"等互动关系;遵循住房过滤规律,建立互动机制比分立运行下的住房市场更加有效。住房市场的稳定发展需要商品房与保障房形成有机互动,住房政策应遵循住房过滤过程,建立存量商品房与保障房互动机制,推进住房保障共有产权制度建设、促进住房市场良性运作,提高住房保障绩效。Based on multi-participators by game theory, this paper discussed the internal mechanism of the interaction between commercial housing and affordable housing. The results show that: the housing market presence under different conditions of various stakeholders in different game equilibrium; exist " prices caused" between the commercial housing and affordable housing, "the stock filter" and other interactions; follow the filter housing law, establish an interactive mechanism for discrete operation under the housing market more effectively. Stable development of the commercial housing and housing market need of affordable housing to form an organic interaction, housing policy should follow the housing filtering process, the establishment of the stock of commercial housing and housing interactive mechanism to protect and promote the construction of housing security Total property system to promote healthy housing market operations, improve housing security performance.
