摘 要:采用2007-2014年沪深两市134家房地产公司的数据,结合中国制度环境与相关制度经济学理论,构建计量经济学模型检验市场化程度、企业间信任与关系型交易的相互关系.研究发现:我国房地产企业存在显著的关系型交易,而且房地产企业对供应商关系型交易的依赖程度要大于对销售客户关系型交易的依赖程度.同时,处于不同市场化程度地区的房地产企业,对关系型交易的依赖程度也有所不同.Based on the data from 134 real estate enterprises in Shanghai and Shenzhen from 2007 to 2014, with the integration of our country's institutional environment and the related theories of institutional economics, the paper constructs econometric model to test the relationship between marketization degree, inter firm trust and relational transaction. Results show that there is a significant relational transaction between real estate enterprises in our country, and the degree of dependence on the supplier relational transaction is greater than the real estate business. At the same time, the dependence on relational transaction of the real estate enterprises in the area of different marketization degree is also different.
