摘　　要：创新是物流地产企业应对经济新常态下市场复杂性的必由之路,需要一套全方位的评价体系供企业自审创新状态及相关的核心竞争力水平。从技术创新、市场创新、设计创新三个维度分析了核心竞争力的构成要素,采取"交叉研究法",构造了物流地产企业核心竞争力的评价指标体系,旨在把企业的竞争力管理重点从单纯地关注技术升级,拓展到同时关注顾客价值创造和全生产要素的配置优化上来。Innovation is imperative to deal with the market complexity under the new normal economy for logistics real estate enterprises, and it needs a comprehensive evaluation system for enterprise’s self-trial innovation status and and the related core competence level. This paper constructs the evaluation index system of core competitiveness of logistics real estate enterprises from the perspective of innovation driving force, analyzes the elements of core competitiveness from three dimensions of technological innovation, market innovation and design innovation, and adopts the ＂cross-research method＂. The focus of enterprise competitiveness management from a simple focus on technology upgrades to expand to focus on customer value creation and optimization of the allocation of all factors of production up.
