摘 要:文章以内蒙古自治区鄂伦春自治旗阿里河镇为例,采用成本逼近法、市场比较法进行小城镇公共服务项目用地基准地价评估,测算小城镇公共服务项目用地基准地价。研究结果:对于公共服务项目用地Ⅰ和公共服务项目用地Ⅱ,一级区域和二级区域之间的价格差异最大,其他各级区域之间的地价差异依次递减;公共服务项目用地Ⅱ价格极差大于公共服务项目用地Ⅰ。研究结论:城镇住宅用地定级和估价特征适用于公共服务项目用地Ⅱ作为参考,城镇工业用地定级和估价特征适用于公共服务项目用地Ⅰ作为参考;公共服务项目用地基准地价对土地区位敏感性的反映表现为公共服务项目用地Ⅰ大于公共服务项目用地Ⅰ。This paper takes Alihe Town,Elunchun Autonomous Banner,Inner Mongolia Autonomous Region as an example,using the cost approximation method and the market comparison method to evaluate and calculate the standard land price of public service projects in small towns.The research results show that for public service project land Ⅰ and public service project land Ⅱ,the price difference between the primary region and the secondary region is the largest,while the land price differences between other regions are decreasing in sequence;the price range of the public service project land Ⅱ is greater than the public service project land Ⅰ.At last the conclusions of this paper are:public service project land Ⅱ can be taken as a reference for urban residential land grading and valuation characteristics,public service project land Ⅰ can be taken as a reference for urban industrial land grading and valuation characteristics;public service project land Ⅱ is greater than public service project land Ⅰ can be taken as a reflection for standard land price of public service projects is sensitive to soil location.
