摘 要:为量化居民收入差距与住房价格之间的联系,文章基于2002—2017年24个城市面板数据,选用基尼系数作为居民收入差距的代理变量,实证研究居民收入差距对房价的影响.结果表明:全国层面上,基尼系数每增加1%,房价将上涨0.0275%;分阶段结果显示,前期居民收入差距会促进房价上涨,后期转变为抑制房价上涨;两者的关系与城市经济发展程度有关,一二线城市基尼系数增大抑制房价上涨,三线城市基尼系数每增加1%,房价将上涨0.038%.In order to quantify the relationship between income gap of residents and housing price,Gini coeffi⁃cient is selected as the proxy variable for the income gap of residents based on panel data 24 cities from 2002—2017.An empirical study focuses on the impact of household income gaps on housing prices.The em⁃pirical test results show that on a national scale,for every 1%increase in Gini coefficient,house prices will rise by 0.0275%;Phased results show that:The income gap of residents in the early stage will promote the rise of house prices,and in the later stage it will restrain the rise of house prices;The relationship between them is related to the degree of urban economic development.The increase of Gini coefficient in the first tier and second tier cities retrains the growth of house price.In third-tier cities,for every 1%increase in Gini co⁃efficient,house prices will rise by 0.038%.
