摘　　要：城市轨道交通引导着城市开发建设和居民的住宅区域选择,探究城市轨道交通对沿线住宅价格的影响可促进城市土地的高效利用。本研究构建特征价格模型,从空间效应角度探究成都地铁3号线对沿线二手住宅价格的影响及其变化规律。结果表明:(1)3号线对周边住宅价格的增值效应集中在0-1000m范围内,提升幅度均在10%以上;(2)3号线对站点周边住宅价格的影响存在分市场效应。研究结果期望为城市合理化开发建设提供经验借鉴与参考。Urban metro guides the development and construction of cities, as well as the choice of residential areas by residents.Studying the impact of urban metro on housing prices along the line increases the efficiency of land use.This paper takes Chengdu Metro Line 3 as a case study and constructs a Hedonic Model.From the perspective of spatial effects,the degree of Line 3 s influence on second-hand housing prices along the line and its regularity are explored.The results indicate that:(1) the value-added effect of Line 3 on housing prices in the vicinity,with a growth of more than10%,is primarily concentrated within the distance of 1000m;(2) there exists different effects between the urban and suburban markets.Findings of this study could serve as a re source for rationalizing urbanplanning and construction.
