摘 要:居住区配套设施是居民生活服务的重要载体,直接影响住宅价格、租金。以合肥市中心城区为研究区域,分析住宅价格、租金以及配套设施的现状情况,通过最小二乘法与地理加权回归法计算居住区配套设施对住宅价格、租金的影响,讨论不同类型配套设施对两者影响的差异。结果表明:(1)相较于住宅价格,住宅租金能更好地反映居住区配套设施的状况。(2)各类配套设施对住宅价格、租金的影响趋势基本一致。(3)不同类型配套设施对住宅价格、租金的影响差异可聚类为高、中、低三类,其中相似的中类、对价格影响低的低类居多。The supporting facilities in residential areas are the important carriers of residents’living services,which have a great impact on residential price and rent.Hefei downtown area is taken as the research area.Ordinary least squares and geographically weighted regression were used to calculate the influence of supporting facilities on residential prices and rents.The influence coefficients of prices and rents were compared,try to analyze the different types.The results show that:(1)compared with residential price,rent can better reflect the status of supporting facilities in residential areas.(2)The influence trend of various supporting facilities on residential price and rent is basically the same.(3)The influence of different types of supporting facilities on residential price and rent can be classified into three grades:high,middle and low.
