摘  要:兼顾住房的消费和投资双重属性,采用供求分析框架,从理论上探究城镇居民收入差距拉大对住房价格的作用机制。在此基础上,运用2001~2015年间我国38个大中城市面板数据,构建动态面板数据模型进行实证检验。结果表明:当房价上涨预期的情况下,居民收入差距拉大能促进房价上涨,且随着房价上涨预期增强,这种促进作用越强。据此,提出引导市场预期等促进住房市场健康稳定发展的对策建议。This paper consideres the double properties of the housing consumption and housing investment, uses the analysis framework of supply and demand, and explores the mechanism of the urban residents' income gap impacts the housing price. On this basis, uses the data of 38 large and medium-sized cities in China from 2001 to 2015 to construct the dynamic panel data model for empirical test. The results show that when house prices were expected to rise, the widening income gap can boost housing prices, and the promoting effect strengthens with the expectation of rising house prices increase. On the basis, puts forwards suggestions such as guiding market expectations and so on to promote housing market to develop healthily and stably.
